This Addendum forms a part of and modifies the RFP documents dated January 16, 2015 as noted
below.
The following changes or clarifications shall be made part of the Bid Documents and shall be taken
into consideration when submitting bids. Respondents shall acknowledge receipt of this Addendum
by completing the attached Form A and submitting it with their proposal due on January 30, 2015 at
3:00 p.m.

3. Response to Questions:
1) Question:
With a target DSA submittal date of 7/20/2015 listed in the RFQ, and since we
understand the Board approved BCA’s schematic design in recent weeks, do you have
target dates for DD and CD activities/milestones? This info would help us layout our precon activities in a preliminary schedule.
Response:
Target date for 100% DD is 3/15, target date for 90% CD is 9/7, 100% CD on 10/2, DSA
submittal on 10/16.
2) Question:
Do you have a cost estimate established for the $16M construction budget you can share?
Response:
The total budget for the projects is $19,631,250 including the new school, demo and
related site work, FF&E, soft costs and temporary site. This budget is derived by the $6M
GO Bond (minus the cost to sell the bond) and what we anticipate the Robertson site to
sell for given a recent appraisal. The $16M hard cost is approximately $340/sf.
3) Question:
We are looking to get an understanding of some of the major building
components/systems to layout construction activities in a preliminary schedule. Please
see mark-ups on attached schematic plans for response.

Response:
I think for the purposes of cost we should figure wood shear wall construction over wood
studs or possibly metal studs for the purposes of trying to contain our budget. Tan
shading on the rendering is actually intended to be metal panels, rectangular with deep
joints (rain screen). The white area is cement plaster and the white with vertical lines is a
corrugated metal panel, although a box rib profile is preferred. Site retaining will likely be
cast in place concrete. Please note in Sketchup it is hard to show slopes, so the walls are
probably a lot taller than they will end up in real life. I am expecting 2:1 slopes in some of
the planter areas to make up grade if possible. Metal roofing on the pitched roofs and
TPO or Single Ply in the wells.

REQUEST FOR PROPOSAL
FOR LEASE-LEASEBACK SERVICES
Pre-Submittal Meeting: January 20, 2015 at 2:00 p.m.
INTRODUCTION AND PROJECT DESCRIPTION
The Bayshore Elementary School District (District) is issuing this Request for Proposal (RFP) to Lease-Leaseback entities qualified to provide to the
District constructability review, cost estimating, and possible construction services for construction of a new TK-8 conversion of the existing Bayshore
Elementary School site. This includes demolition, site work, utilities and grading to support a 2-story 47,000sf classroom, administration and multipurpose facility, parking and playground areas pursuant to the Lease/Leaseback provision of Education Code Section 17406 (the Project). It is
anticipated that the funding will consist of General Obligation Bond funds from the successful June 2014 measure, sales of District Property and
possible future Grants/ State Bond Funding. The Lease-Leaseback entity may also be required to provide preconstruction and construction services
for a temporary campus to house the student population during the construction of the TK-8 conversion. The estimated budget for the Project is
approximately $16,000,000 in construction. This Request for Proposal describes the Project, the required Scope of Work, the selection process and
the minimum information that must be included in the proposal.
SCOPE OF WORK
The selected LLB Entity for the Project will perform constructability review and cost estimation of the Project pursuant to a Pre-Construction Services
Agreement. If the District proceeds with the Construction Phase of the Project, the selected LLB Entity may also be asked to act as a General
Contractor pursuant to a separate Construction Services Agreement, Lease and Sublease, and may contract with specialty contractors to perform the
various trades comprising the entire Scope of Work. The LLB Entity shall work under the direction of District staff. The District has retained BCA
Architects as its Architect to prepare the design of the project. The LLB Entity shall work with BCA Architects as necessary to conduct the preconstruction services and any modifications to the plans for the project, at the direction of District staff.
